HOW TO BECOME A LICENSED REAL ESTATE BROKER
Before taking the state ‘Broker’ exam, you must have completed two (2) years as an actively licensed real estate salesperson, and have completed 120 hours total of educational credit.

Required Coursework:
The following courses are required prior to submitting the application to the State of Connecticut. Combined, these courses fulfill the State's 120-hour education requirement.
(Please note that you can take these courses in any order.) |

- Appraisal I; 30 hours
- 30 hour State-approved real estate licensing 'elective' class; or any successfully completed GRI Module (II, or III)
- Principles and Practices In Real Estate ("P&P"); 60 hours*

*Important: If you are applying for your Broker licensing and have only completed 30 hours of the Principles & Practices (P&P) course, you will need to take an additional 30 hours prior to applying to the State to meet the new 60-hour pre-licensing requirement. Here is the current Real Estate Commission criterion:
- If you have successfully completed 30 hours of ‘P&P’ since October 1, 1994 = you will need to take an additional 30 hours of ‘P&P’.
- If you have successfully completed 30 hours of ‘P&P’ before October 1, 1994 = you will need to take a full 60 hours of ‘P&P’.

Next Steps:
Once the education requirements are sucessfully completed, the candidate then applies to PSI Examiniation Services for permission to take the state licensing exam. This entails completing the application (“State of Connecticut Department of Consumer Protection, Real Estate Broker Application”) NFCAR has the applications at their office; or, you may download the application from the State of Connecticut by clicking here.

With your completed application, you will also need to submit the original "Certificate of Successful Completion" from the "P&P" course (proving that you have completed a total of 60 hours), the same certificate from the "Appraisal I" course, and for the "30 hour State-approved real estate licensing 'elective' class" course (or GRI); and a check or money order for $120.00 payable to "PSI Examination Services" for the application fee.1
