HOW TO BECOME A LICENSED APPRAISER 
The first step: Becoming a 'Provisional Appraiser'. 
 
The State of Connecticut deems a 'Provisional Appraiser' as "...a person engaged in the business of estimating the value of real estate for a fee or other valuable consideration under the supervision of a licensed or certified real estate appraiser and who meets the minimum requirements, if any, established by the commission by regulation for provisional appraiser status."

Education required: 
75 hours of education are required in order to apply for a Provisional Appraisal license, including 30 hours of ‘Basic Appraisal Principles’, 30 hours of 'Basic Appraisal Procedures' and 15-hour ‘USPAP’ course. 
 
Please note that you can take these courses in any order. 
 
1. Basic Appraisal Practices30 hours
 
2. Basic  Appraisal Procedures; 30 hours  
 
3. National Uniform Standards of Professional Appraisal Practice (USPAP); 15 hours 
This course is required by the State of Connecticut, although not currently available through NFCAR.
 
Next Steps:  
Apply to State of Connecticut for your Provisional Appraisal license.  Requirements:1  
- The completed, notarized/stamped real estate licensing application (whether it is the “State of Connecticut Department of Consumer Protection application for Individuals” (“Residential / Individual”), or the “State of Connecticut Real Estate Candidate Handbook”, by Promissor  
- You must have established a sponsoring, state-Certified appraiser to sign off on your application  
- Certificates of Successful Completion for the following courses:  
     -Basic Appraisal Practices 
     -Basic Appraisal Procedures 
     -National Uniform Standards of Professional Appraisal Practice (USPAP) 
 
- An application fee payment for $40.001  
- Upon State approval, you will receive a bill from the State for your ‘Provisional’ license issuance. Payment for the initial Provisional Appraisal license: $50.00.1  
 
Note: There is no Provisional Appraisal licensing test.
